Community Standards
The HOA covenants and bylaws establish community standards that all residents have agreed to abide by. If necessary, the HOA has powers of enforcement to achieve compliance. Some highlights to keep in mind:
Homeowners are responsible for watering their yards and the cost of replacing landscape plants from failure to do so.
Garbage cans are to be stored inside except on pickup days (currently Thursdays). Extra trash requires a sticker to be picked up. (More info.)
Garage doors are to be kept closed when not in use.
No Owner shall park or store vehicles on public streets or on driveways within his Lot if there is capacity for storage of such vehicles in the garage on his Lot. No Owner shall utilize the space within his garage for purposes which adversely affect or limit the storage of vehicles therein to meet the designed capacity of such garage.
No parking on the driveways, vehicles may not impede any delivery, postal, emergency or other vehicle (including snow removal operations). As a courtesy, the HOA can post a warning, but it is not obligated to do so. A towing company is able to remove vehicles without any prior notice. The current board interprets one car occasionally parked snug to a garage by the homeowner would not interfere with other vehicles.
Except in the normal course of business, no commercial vehicles are to be parked on HOA streets.
Vehicles are limited to 72 hours in a given spot on the street. (Contact the property manager for exceptions.)
Dog waste must be removed from yards, parkways and common areas.
No grills or fires on porches.
The City of Elgin prohibits noise during the evening that can be heard farther than 75 feet from a property. The covenants prohibit any use, for any purpose which may endanger the health or unreasonably disturb residents.
Any alterations or additions to a unit (such as storm or screen doors, ventilation, locks & door handles) requires board review and approval. Complete and submit the ALTERATIONS & ADDITIONS APPLICATION.
