Landlords
All rental properties within the Reserve of Elgin HOA are required to comply with the following:
A City of Elgin Rental license. Go here for more information from the city.
Make sure to download the HOA covenants and bylaws and provide them to you tenants. All property purchases within the HOA are contingent upon these bylaws. They are legal documents that are recorded with Kane County and address important community standards that the HOA is to maintain. All homeowners are responsible for them. Landlords should convey them to their tenants because violations are the homeowner's responsibility.
Please keep in mind:
The HOA is responsible for the maintenance of the exterior of the units while homeowners maintain the interiors, plumbing, electrical, mechanical systems, windows and doors. See SECTION 4.3. Maintenance Services for Lots and Units on page 6 for full details.
Homeowners are responsible for their residents. The HOA does not engage in rental management services and communicates with owners (not renters) about property concerns.
